The Design Process

Step 1: First Meeting

  • Discuss the scope of your project
  • Provide rough estimates of our services & timeline.
  • Discuss your ideas, photos & lifestyle.
  • Review site information
  • Ask questions like: Do you entertain? Do you have family stay on the weekends?  Do you want a media center? ..Office? ..Outdoor kitchen? Etc.  We get to know you as a client, so you get exactly what you are looking for.

Step 2: Schematic Drawings

  • You will receive schematics drawings of the floor plans & site plan.
  • These are for you to look over, draw on & give us your input.

Step 3: Return Comments

  • If there are minor comments on the floor plans we can work via fax, email, phone, or you can drop off the red-lined schematics, Or, we can schedule a conference to go over your comments in detail to define exactly what you want.
  • Step 2 & 3 are repeated as necessary.

Step 4: Elevations

  • Once you are completely satisfied with the floor plans, we expand the drawings to include the exterior elevations & further develop the site plan.

Step 5: Second Return Comments

  • If there are minor comments on the elevations we can work via fax, email, phone or you can drop off the red-lined schematics OR we can schedule a conference to go over your comments in detail to define exactly what you want.
  • Step 4 & 5 are repeated as necessary.

Step 6: Progress Drawings, Bank Set & Architectural Review Committees (ARC), if  required.

  • We provide a set of drawings including floor plan, elevations, site plan & roof plan, ready for first review by the review committee of the community you are building in.  This set can also be supplied to the bank for appraisal purposes to get the construction financing moving forward.
  • An additional copy will be provided for you to review & return to us with your comments.

Step 7: Structural Preparation

  • Structural plans will be prepared.
  • While the plans are being prepared, we will provide an electric plan for you to review & revise.

Step 8: Return Comments of Progress Drawings

  • We will have ARC comments for any minor changes needed.
  • We will also have finished electric revisions

Step 9: Construction Drawings & Printing

  • Structural is now completed, as well as the working drawings
  • You will receive the final set of stamped drawings, including site plan, floor plan, elevations, foundation plan, joist plan, roof framing plan, electrical plan, sections & details.
  • You can get the plans to your builder, or we can recommend one to you.
  • For minor County redlines, we revise the plans at no additional charge.
